More Than a Home, a Town
Nine neighborhoods, plus retail and commercial opportunities, give residents of Chapman Farms a new (but old) way to live.








Many developers today are embracing the concept of traditional neighborhood design: incorporating green space and public parks into residential areas, locating retail and recreation within walking distance, and striving for a sense of community. Chapman Farms takes that idea to the next level.

The master-planned community consists of nine distinct neighborhoods boasting 1,100 housing units and a neighborhood retail district called the Village at Chapman Farms. Two additional residential subdivisions, Chapman Ridge and Chapman Woods, complete the Chapman Communities, a 900-acre portion of a nearly 2,000-acre development explosion happening in Blue Springs. The city is growing exponentially to the south. A pivotal Neighborhood Improvement District (NID) was formed between the state and area developers to begin the infrastructure work of widening roads and installing sewers, utilities and fiber optics. This is the largest NID ever in Missouri and very unique in its size and scope, paving the way for construction to begin.

“What we are creating is truly a community within a community,” says Tom Williams, president of Green Development. Located in Blue Springs north of Highway 7 and Colbern Road, Chapman Farms is a multi-use project combining residential, retail, and commercial with schools and churches. “It really will be a self-sufficient, master-planned community,” Tom says.

“Most planned communities in Kansas City are golf-related,” he continues.  “However, Urban Land Institute research indicates most residents don’t play golf.  Chapman Farms achieved that open feeling through the use of garden parks, wooded space and more than five miles of walking trails.” The development will include more than 100 acres of open space and a 35-acre lake. Several subdivisions also have swimming pools and basketball and tennis courts proposed to complete the amenities package.

Additional recreational opportunities are close by. The Blue Springs Reservoir is a couple miles outside the city for those who enjoy boating, swimming, fishing, sailing and water skiing. Minutes away are Lake Jacomo, Lake Tapawingo and Longview Lake. The Burr Oak Woods Conservation Area boasts more than 1,000 acres of woods and wildlife, plus five walking trails over four miles.

Based on town-planning principles of the 1940s and ’50s, homes will have rear-access garages and unique identities, with a similar feel to JC Nichols’ Brookside neighborhood but with the benefits of new construction. Housing opportunities are open to all, with prices ranging from $160,000 to more than $500,000. “We think diversity in a neighborhood is good,” Tom says. “There is not just one housing type or socioeconomic group. Individuals from first-time buyers to those who need assistance will be accommodated. Housing choices range from modest cottages to very large mansions.”

Each subdivision will feature a unique lifestyle: townhomes, row homes, lake-front estates, duplexes and maintenance-provided options. “Senior living also will be integrated with an assisted-care facility and more than 50 patio villas so the senior community will not be isolated,” Tom notes.

“We have some of the best floor plans from the most reputable and respected builders in town,” comments Rob Ellerman, a Reece & Nichols agent who markets Lakeside at Chapman Farms. “With strong warranties and quality construction, I feel comfortable representing this community.” Eight of the subdivisions are under construction, with homes available from immediate occupancy to varying stages of completion, allowing the option to select finishes or custom build for some.

Although Chapman Farms is located in Blue Springs, two-thirds of the community is in the Lee’s Summit school district. Both the Blue Springs and Lee’s Summit high schools are gold-star rated, which is quite a draw for Chapman Farms because there are only 15 in the state of Missouri. Two elementary schools will be located within the Chapman communities.

Rounding out the mixed-use aspect of Chapman Farms are the commercial parcels designated for public functioning institutions, such as churches and fire stations, office space for banks, and medical and other professional services, as well as large and independent retailers and restaurants.

Chapman Farms is a landmark project - by including open spaces, parks and recreational facilities, the developers have created social opportunities reminiscent of more established traditional neighborhoods, promoting interaction among residents.
